Services Provided for Home Owners/Hosts


County Holiday Homes provides a variety of services including rental management, website set up and marketing, and property management for out-of-town hosts. The homeowner can mix and match the various services to suit their needs.

Choose from No Frills to Full Service by creating your own custom mix with a few exceptions: 1) you must select a Rental Management service in order to receive Property Services, and 2) a $125 launch fee applies for all new listings.

Standard Rental Management encompasses the marketing and booking process, and includes:

  • professionally designed webpage including booking schedule/availability calendar
  • listing on our Search page
  • listing on FlipKey by TripAdvisor
  • social media advertising
  • general marketing and promotion of your property
  • 24/7 online booking options
  • professional guest services representatives to field inquiries and screen prospective guests
  • toll-free phone sevice from anywhere in North America and extended office hours during prime booking months
  • collection of security deposits and rental payments
  • several payment options for guests - credit card payments as well as e-transfers, cheques or money orders
  • guest follow-up after check-out; refund of security deposits
  • regular communications with hosts to provide booking details, seasonal reminders & tips, and guest feedback
  • online host account with access to calendar, statements and receipts
  • monthly payouts by direct deposit
  • representation on Prince Edward County Chamber of Commerce
  • We will personally visit your property to:

    • assess your property and collect information
    • assist in determining the potential rental rate
    • make any recommendations we may have to maximize your income potential

FULL-SERVICE Rental Management is the best choice for the first time host or those who prefer to be hands off.

In addition to standard rental management services, Full-Service also includes:
  • premium ad on that links directly to host webpage
  • professional photos
  • custom rental agreement generated for each booking
  • information package for guests i.e. house rules, check-in and check-out procedures, instructions for use and care of specific items such as septic tanks, garbage disposal, emergency telephone numbers, cleaning check list, etc.
  • tourist brochures & magazines
  • correspondence with confirmed guests to answer their questions and provide them with key codes, maps & directions, etc. before they check in
  • annual summary of rental revenues
  • annual assessment and feedback to host re: rates, improvements, etc.
  • discounts available for higher end properties or multiple units owner by same host

NO-FRILLS Rental Management is ideal for experienced hosts and those who like to have direct contact with guests.

No Frills includes standard rental management services however hosts will be responsible for the following:
  1. providing photographs of the rental property and some content for the webpage,
  2. all ongoing communications with guests once the booking has been confirmed,
  3. issuing rental agreements to guests (at host's option),
  4. if hosts take their own bookings, they must keep all availability calendars current to ensure no double bookings,
  5. providing an information package for guests,
  6. determining rental rates for the host property.

Marketing services can include:

  • a mandatory one-time launch fee for initial set up
  • listings on popular websites such as Airbnb, Canada Stays, VRBO, and HomeAway
  • photos for No Frills rental management
  • video of holiday home

Property Services encompasses the management and maintenance of a holiday home during guest stays and changeovers and can include:

  • housekeeping between guest changeovers, including refilling of guest supplies (i.e. toilet paper, garbage bags)
  • laundry service (when applicable)
  • cleaning of outdoor amenity areas & BBQs
  • pickup/disposal of garbage and recyclables
  • BBQ propane tank refills
  • inspecting property condition for security deposit refunds
  • being primary contact for guests during their stay and responding to questions and problems reported by guests
  • being listed as 'responsible person' contact for STA license
  • advising host of maintenance issues
  • provision of guest supplies

As a general guideline, service fees start at 10% of the gross rent and can represent up to 30% if you're looking for Full Service. For additional information and rates, please contact:
