In recent years there has been quite a demand in the Prince Edward County region for the rental of private residences on a short term basis. These short term rentals can provide the homeowner with revenue to offset the expense of maintaining the home while also allowing the owner to use the property. Rental revenue can help to pay for improvements and renovations to the property too.

In addition to vacationers who typically rent for one week at a time in July and August, there is also quite a bit of opportunity for weekend and weekday rentals in the spring, fall and winter. The proportionate amount of your holiday home taxes, utilities, insurance, mortgage interest, and maintenance costs, as well as our fees may be deductible from the income, however you should consult your accountant to ensure that you take advantage of all allowable deductions.

  • All costs of marketing your holiday home, including advertising, long distance phone calls, and courier charges are included in our fees. If you want even greater exposure for your rental property, we offer supplemental advertising for a fee.

INTAKE OF NEW PROPERTIES

If you decide to contact us, there are a few key questions that you should be prepared to answer. Is your property available for most of our high season (July and August)? Where is it located? The most ideal locations are in the southern half or north-west corner of the County. Is it a waterfront cottage and/or larger fully detached home? In order to have time to properly promote and line up bookings for a property, the ideal intake period is from mid September to end of April but we will do our best to fit you in at any time of year.

NEW LICENSE BY-LAW FOR SHORT TERM ACCOMMODATION

Prince Edward County has introduced a license by-law for all B&B’s and vacation rentals (referred to as Short Term Accommodation or STA). In the fall of 2018, they introduced some changes to the Zoning by-law in order to a) recognize the use of vacation rentals as a type of accommodation, and b) put regulations in place to govern location, capacity, parking, garbage disposal, etc.
